Alot of great tips here especially about creating a video and the open ended questions. I find myself doing that one alot, but there is one thing I want to point out here and that would be you don't necessarily have to have traffic to a site to make a good profit.
You can sell a good idea and make a considerable profit on that. Building a website with a new domain and virtually no content - then selling it with zero traffic can be done. In fact people are doing it on Flippa as we speak.

Thanks for your kind comment Arthur! It really is a great service, however like a lot of things online when it comes to making a living, there is a real method to do it right, and get the most out of every situation. I hope that this serves as a guide to you and others alike.

Great Advice. I'm about to flip my third blog in the health niche and would like to add three further points that helped me

1) Do your research before setting a reserve to avoid selling yourself short. Tools such as www.flipfilter.com help work out an average selling price for your category based on your age, uniques and revenue.

2) Make the process easy if you intend to do it on a regular basis by creating a buyer's manual - a template document that contains all the things a buyer should know for your sites.

3) If you fail to achieve what you wanted for your first site, keep trying. Work out what makes similar sites sell for more, tweak and test!

Thanks for your perspective on selling sites on Flippa. Its a great service and as you say a great way for website owners to cash in on their hard work. I haven't used it yet but have been following some of the sites are pushed via Twitter and it is interesting how they are marketed and what they sell for.
